Frequently Asked Questions: Build Custom Home in Wilmette

What does classic Wilmette architecture look like?

Wilmette is known for Colonials, Tudors, and Prairie-influenced homes on well-established, tree-lined streets, along with landmarks like the Baha'i House of Worship. The overall feel is timeless rather than trend-driven. New construction here tends to succeed when it feels like it belongs.

Should we renovate our Wilmette home or build new?

Many Wilmette homes have real character worth preserving, and a well-executed renovation or addition can be the better investment. Others have layouts that no longer work for modern life. We will walk the house with you and tell you honestly which situation you are in.

How do we know if Wilmette is right for our family?

Wilmette is typically known for its schools, its lakefront and Gillson Park, and a walkable village center that gives the town a real heart. It suits families who want a classic North Shore experience with a strong community feel. If you are still choosing between towns, Globex can help you think it through.

Everything to Know About Building a Custom Home in Wilmette

Wilmette is the classic North Shore experience. It has the lakefront, the architecture, the schools, and a walkable village center, and it has held onto all of it without feeling frozen in place.

Lakefront and Village Life

Wilmette sits directly north of Evanston along Lake Michigan, the first of the New Trier communities heading north from the city. Its most recognizable landmark is the Baha'i House of Worship, whose ornate white dome is visible from well down the lakefront and is one of the architectural landmarks of the entire region.

Gillson Park runs along the lake and is the center of village life in summer, with beach, harbor, and open space. The village center near the Metra station offers restaurants and shops at a genuinely walkable scale, and Plaza del Lago at the north end provides more. Wilmette is unusually well connected: Metra's Union Pacific North line serves the village, and the CTA Purple Line terminates at Linden, which gives residents direct rail access to Evanston and Chicago in a way most North Shore towns lack.

Schools are a major draw, with District 39 feeding into New Trier.

Classic Wilmette Housing

Wilmette's housing stock is one of the most attractive on the North Shore. Colonials, Tudors, and Prairie-influenced homes line mature, tree-canopied streets, much of it built in the first half of the twentieth century and well maintained since. Newer construction has been added throughout, generally in traditional and transitional styles that sit comfortably alongside the older homes.

The overall character is timeless rather than trend-driven. New construction here tends to succeed when it feels like it belongs, which is less about mimicry than about scale, proportion, and honest materials.

What Shapes a Wilmette Project

Two considerations shape most Wilmette projects. The first is water. Portions of the village, particularly east of Ridge Road, have a long history of managing stormwater carefully, and new construction is required to manage runoff from new impervious surfaces on site. Lower-level design, finished floor elevation, and drainage all follow from where in Wilmette your lot sits.

The second is trees. Wilmette protects private trees at a relatively low diameter threshold and requires a tree protection plan for new construction, so most established lots have multiple regulated trees. Commissioning a tree inventory during design lets you protect what should be saved and price any replacement obligation accurately.

Teardown and rebuild projects also follow a specific village sequence, with demolition tied to the replacement building permit application and time limits attached at several stages. It is manageable and it rewards planning.
