Highland Park is geographically larger than most of its neighbors, stretching several miles along the Lake Michigan shoreline and well inland. That size produces real variety. Dramatic bluff and ravine properties sit near the lake, wooded interior neighborhoods run through the middle of the city, and more conventional suburban blocks fill in elsewhere. Lot sizes vary considerably, which is part of what draws people here.
Ravinia Festival is the city's signature institution and one of the country's great summer music venues. The downtown around Port Clinton Square offers genuine walkability, restaurants, and shops. Rosewood Beach and the lakefront parks are well used. Metra's Union Pacific North line runs through the city with multiple stops.
Architecture and Housing Stock
Highland Park's architectural range is its defining feature. The city contains significant modern and contemporary residential work alongside grand traditional estates, shingle-style homes, and mid-century designs set into wooded lots. Architects have been building notable houses here for a century, and the community has generally welcomed it.
For someone building custom, that history matters. Highland Park is a place where a genuinely modern house is not a provocation. It is part of an established local tradition.
Building on Highland Park Terrain
The terrain is the central design consideration. Ravine and bluff properties are extraordinary sites, and they demand more of the design and engineering team. Slope stability, drainage, tree preservation, and how the house is oriented to take advantage of its setting all become primary questions rather than secondary details. Properties in the steep slope areas near ravines and bluffs are subject to additional setbacks and engineering review, which is entirely manageable when it is planned for and expensive when it is discovered late.
The city also maintains an active preservation program with a substantial roster of local landmarks, and demolition of certain older homes can be subject to review and delay. If you are considering a property with an older house on it, that status is worth confirming before you write an offer, since it affects both timeline and budget.
